Austin-based CapRidge Partners announced several leases at its Houston properties following extensive renovations at three buildings near San Felipe and Voss. Ryan Barbles and Matthew Asvestas of Stream Realty Partners represented CapRidge Partners in the transactions. U.S. Energy Corp., represented by Cody Little of JLL, signed an 11,000-square-foot lease at Memorial Tower One, 1616 S. Voss. Extex Operating Co., represented by Val Festari, signed a 10,289-square-foot lease at Memorial Tower One. Title Houston Holdings signed a 6,239-square-foot lease at Memorial Tower Two, 7500 San Felipe. Ophthalmic Plastic Surgeons of Texas, represented by Dan Boyles of NAI Partners, signed a 5,729-square-foot lease at Memorial Tower Two. Allegiance Bank, represented by Collin Grimes of CBRE, leased 6,123 square feet at Woodway Tower, 6363 Woodway. In the Energy Corridor, several leases were completed at the Woodbranch Building, 12012 Wickchester Lane: Old Republic Title, represented by Charlie Neahaus and Harry Holmes of NAI Partners, signed a 5,563-square-foot lease; LW Survey Co., represented by Thomas Berry with Savills, signed a 3,659-square-foot lease; and Mexico Ships US Employeeco , represented by Alex Taghi with NAI Partners, signed a 3,493-square-foot lease.

A Houston-based private investment group purchased Oak Park Office Center II, a 206,362-square-foot building at 6380 Rogerdale in the Oak Park Business Park in Westchase. Kevin McConn, Marty Hogan and Jack Moody of JLL represented the seller, Office Properties Income Trust. The two-story building is 49 percent occupied on a long-term basis by Men’s Wearhouse, a subsidiary of Tailored Brands, for its headquarters.

Guefen Development Partners purchased 13.3 acres near the northeast corner of FM 1464 and Bissonnet in Richmond. Guefen is developing Haven at Mission Trace, a 264-unit apartment complex consisting of eight residential buildings, a clubhouse and a resort-style pool. Ashley Casterlin of Davis Commercial represented the sellers, Reed Real Properties and Duddlesten O’Brien Ltd.

Houston-based Laye Capital Investments purchased the Ranch at Sienna, a 312-unit apartment complex at 8811 Sienna Springs Blvd. near Texas 6 in Missouri City, from Thompson Thrift Residential. The property was completed in 2016 and has an average unit size of 1,105 square feet. David Mitchell of Newmark represented the seller.

SB Properties, an investor based in Woodland Hills, Calif., purchased Vargos on the Lake, a 276-unit apartment complex at 2411 Fondren in the Memorial area. Jennifer Ray and Ryan Epstein of Walker & Dunlop represented the seller, Berkshire Group. The property is between the Energy Corridor and Uptown.

DLP Capital and Avid Realty Partners purchased 7 Square, a 402-unit apartment complex at 7777 Katy Freeway. Jennifer Ray and Ryan Epstein of Walker & Dunlop represented the seller.

Dallas-based S2 Capital has acquired a 14-property apartment portfolio totaling 4,455 units across Dallas-Fort Worth and Houston. The purchase included the 440-unit Hidden Lake apartments and the 344-unit Silverado apartments in Houston and the 272-unit Cimarron Parkway apartments in Katy. Renovations are planned over the next two years. JLL and NorthMarq brokered the sale and arranged financing.

Conceptum Logistics renewed and expanded its U.S. office headquarters from 3,844 square feet to a total of 7,265 square feet at 25700 Interstate 45 North. Ryan Dierker of Newcor Commercial Real Estate represented the tenant. Lisa Hughes of SVN/ J. Beard Real Estate represented the landlord, Havenwood Land Development LP. Based in Hamburg Germany, Conceptum Logistics provides logistics services to the oil and gas, machinery and plant construction, power, energy and other industries.

Belmont Village Senior Living, a Houston-based developer, owner and operator of senior living communities, opened a new community in California. The 17-story Belmont Village Senior Living La Jolla, at 3880 Nobel Drive in La Jolla, was developed in partnership with international real estate developer and manager Greystar. Belmont Village owns and operates 33 communities totaling nearly 5,000 units and has another 1,000 units in development.

Mabry Development purchased 3.4 acres at 13426 Perry Road, the the northeast corner of Grant Road, in northwest Houston. Greg Shaw with Shaw Commercial Properties represented the seller, Perry Grant LLC. Robert Alinger of Colliers represented the buyer.
